Nestled in the heart of Greytown, this ambitious development project aims to seamlessly integrate a contemporary mixed-use development with a motel complex within the charming, historic fabric of the town.

Recognizing the growing demand for quality accommodation in the area, our design approach marries modern convenience with the timeless elegance that characterizes Greytown’s architectural heritage.

The proposed Development spans a generous site, thoughtfully designed with mixed-use spaces to complement the existing streetscape while offering state-of-the-art amenities for guests, employees, and businesses.

Comprising 30 well-appointed rooms, the complex also includes a welcoming reception area, a stylish café, conference facilities, and ample parking. The layout prioritizes both functionality and aesthetic appeal, ensuring a comfortable and memorable stay for all visitors.

Our design philosophy for the Greytown Mixed-use Development with Motel Complex Center was creating a harmonious blend between new and old.

The buildings feature a mix of traditional and contemporary materials, with a particular emphasis on sustainability and local sourcing. The exterior façades feature timber cladding and vertical metal cladding, creating a warm and inviting appearance that resonates with the town’s heritage architecture.

In overall architectural composition, the prime location was given to two independent two-story buildings each incorporating mixed activities from office spaces with multiple entrances, a motel complex reception area with conference spaces and meetings, site Manager apartment, retail space, just to mention some.

The motel units – apartments are designed with comfort and luxury in mind.

Large doors/windows allow for abundant natural light and picturesque views of the surrounding landscape, while high-quality finishes and modern amenities ensure a premium guest experience.

Each unit is equipped with energy-efficient fixtures and climate control systems, underscoring our commitment to sustainability.

The motel complex in total comprises 8 two-story units and in total 16 apartments of various configurations.

The landscaping strategy enhances the overall appeal of the complex, creating serene outdoor spaces that encourage relaxation and social interaction.

Native plants and trees are incorporated throughout the site, offering a lush, green environment that changes with the seasons. At the back is located pool with heated water and amenities which provides a tranquil oasis for guests, featuring further seating areas, water features, and art installations/sculptures by local artists.

Community engagement has been a cornerstone of this project. We have worked closely with local stakeholders and residents to ensure the development aligns with the community’s vision and values – particularly with Heritage Trust and the local City Council.

Development is expected to boost local tourism, providing economic benefits and creating job opportunities within Greytown. Additionally, the design respects the town’s scale and character, ensuring that the new development enhances rather than overwhelms the existing urban fabric.

Heritage Trust and heritage architect comments on the proposal are self-explanatory:

“We consider that the proposed development is an elegant attempt at creating a contemporary design within the heritage precinct. The scale of the buildings is consistent with the heritage area and features of the design reflect the intentions of the design guide. Visitor accommodation, office space, and retail activities are also consistent with other nearby activities, and will well serve to enliven the street into the evening as well as during the day, and on the weekends as well as during the week.

The proposal is likely to assist in the promotion of tourism in the town by providing visitors with accommodation of a very high standard. Although communal spaces within the site (for example, the swimming pool) are not public, these will encourage a higher occupancy rate, which will in turn benefit the town centre as a whole.”

The Greytown Mixed-use Development with Motel Complex represents a thoughtful and innovative approach to development in a historic town. By prioritizing sustainability, community engagement, and high-quality design, this project aims to offer exceptional accommodation options while enriching the cultural and economic landscape of Greytown. We are excited to contribute to the town’s growth and look forward to seeing the positive impact of this development on both residents and visitors alike.
